Located in the Glendale University submarket (A- location), Loft 9 is a 418 unit property spread across 10.6 acres of land. The asset has a diverse unit mix from Studio, 1 Bd/1Ba, 2 Bd/1Ba and 2 Bd/2Ba floor plans. The Occupancy remained resilient at 94% despite the pandemic. This is an opportunity to invest in a true “off-market” transaction which represents a going in cap rate of 4.69%. Projected returns include blended net cash yield of ~10%, net IRR of 17% and net equity multiple of 1.93x.
