Nitya’s strategy is to capitalize on favorable demographic trends and supply/demand dynamics in major metropolitan areas within Texas through the strategic acquisition of Class B and C multifamily assets. Nitya’s objective is to enhance the value of its investments through extensive renovations, while maximizing returns to investors and providing residents with an enhanced quality of living. We target assets with highly desirable locations in close proximity to large employment centers, major thoroughfares, public transportation access points, public schools, retail centers and grocery stores. Value creation is achieved by successfully executing our business plan of renovating and repositioning these assets to directly compete with newer properties by offering affordable, high quality properties desirable locations that are acquired at a 50-60% discount relative to replacement cost.

Asset Management Strategy

Nitya takes a hands-on approach to asset management to ensure successful business plan execution. All of our assets are managed by a fully owned, in-house property management company (Karya Property Management). The strong performance across our portfolio and growth in NOI is attributed to the strength of our operating platform and on-site operations, which we view as one of our biggest competitive advantages. Nitya also focuses on enriching the quality of lives and standard of living for tenants by developing a sense of safety and community, all in an effort to reduce tenant turnover and attract high quality residents.
